1. Agreement
1.1. The agreement becomes binding once the deposit has been paid.
1.2. Waterfront Cabins reserves the right to require a deposit, advance payment, or any other agreed fee as a condition for the stay to commence. The agreement is valid provided that such payment is made within the agreed timeframe.
1.3. If the customer terminates the stay agreement in breach of the applicable notice period and termination terms, Waterfront Cabins is entitled to retain agreed fees and the deposit in accordance with this agreement.
1.4. The agreement may be entered into by a private individual (minimum age 18 years) or by a legal entity.
1.5. Persons under the age of 18 may not occupy the studio unless accompanied by a legal guardian. The studio may not be transferred, assigned, or otherwise made available to anyone other than the person(s) and/or legal entity covered by the agreement.
1.6. When entering into the agreement, the customer must provide a personal identity number or passport number, alternatively the registration number of the legal entity. The customer must provide current contact details (email address, home address, and mobile phone number). Identification may be verified. Additional information may be required where stipulated by law, regulation, or official authority guidance. If the customer fails to provide the required information, Waterfront Cabins reserves the right to withdraw from the agreement.
1.7. Waterfront Cabins does not guarantee that the same studio will be available throughout the entire agreed stay period.
2. Payment
2.1. The customer will be informed of the applicable fee in connection with entering into the agreement and/or receiving the confirmation, and no later than prior to arrival. The customer is responsible for registering the debit or credit card to be used for payment. Waterfront Cabins will charge the account linked to the registered card. We do not accept cash, and we do not accept cards issued by American Express. Invoicing requires a separate agreement.
Payment is made in advance for the agreed stay period. For example, if the agreed stay period is 60 days, the first 30 days of accommodation fees must be paid prior to arrival by debit or credit card. The fee for inspection/restoration of the studio will be charged together with the first regular payment for the stay.
2.2. Funds must be available for charging on the specified account seven (7) days before the arrival date. Automatic charges are processed on the 27th of each month during the stay period. If payment has not been completed by the 27th, a reminder fee of SEK 60 will be charged.
2.3. Please note that Waterfront Cabins applies dynamic pricing, meaning that prices may vary throughout the year.
2.4. The customer will be informed in writing of any price changes.
2.5. A deposit must be received by Waterfront Cabins within 48 hours after the agreement has been entered into. The deposit serves as security for damage to the studio, unpaid fees relating to the stay, or any other damages. No interest is paid on the deposit.
The deposit will be refunded once all obligations of the customer have been fulfilled and the studio has been left in substantially the same condition as at the time of access. Once these obligations have been fulfilled and the customer has provided bank details to Waterfront Cabins, the deposit will be refunded to the same card account from which it was charged. Refunds are normally processed within 14 business days, subject to public holidays.
Waterfront Cabins reserves the right to use the deposit, in whole or in part, to cover the customer’s payment obligations, repair damage to the studio, cover cleaning costs, removal of items left behind, and any related administrative costs.
3. Termination of the Stay Agreement Before Arrival
3.1. If the customer fails to make payment in accordance with the agreement, Waterfront Cabins reserves the right to withdraw from the agreement.
3.2. If the customer terminates the stay agreement more than 30 days before arrival, an administration fee of SEK 3,000 will apply.
3.3. If the customer terminates the stay agreement less than 30 days before arrival, Waterfront Cabins will retain 100% of the deposit.
3.4. If the agreement is terminated one (1) day or less before arrival, no refund will be made. This condition also applies if the resident fails to take up occupancy of the studio as agreed.
4. Termination of the Stay After Arrival
4.1. The stay is based on a minimum contractual period of 90 days. The agreement may be terminated with 60 days’ notice after the first 30 days of the stay. If the customer chooses to end the stay earlier, a minimum charge corresponding to 90 days will apply in accordance with the agreement.
Termination of the stay must be submitted in writing to info@waterfrontcabins.se and is only valid once confirmed by Waterfront Cabins.
4.2. Waterfront Cabins reserves the right to terminate the agreement with immediate effect if the customer materially breaches this agreement. See Section 5. The customer must then vacate the studio at the time specified by Waterfront Cabins.
5. Immediate Termination of the Stay
5.1. The stay may be terminated with immediate effect if:
5.1.1. The resident fails to make payment as agreed.
5.1.2. The resident or anyone in their party behaves in a disruptive manner.
5.1.3. The resident or anyone in their party intentionally damages the studio.
5.1.4. The resident or anyone in their party smokes inside the studio or on exterior walkways. Smoking is only permitted in designated outdoor smoking areas.
5.1.5. More persons than agreed use the studio for accommodation or overnight stays.
5.1.6. The resident engages in criminal activity within the studio.
5.1.7. A public authority requires the resident to leave the studio.
5.1.8. The studio is not properly maintained and/or cleaned on a regular basis during the stay.
5.2. No refund will be made if the stay is terminated with immediate effect.
6. Alternative Accommodation
6.1. If, due to extraordinary circumstances, Waterfront Cabins is unable to provide the agreed studio, Waterfront Cabins reserves the right to offer an alternative equivalent studio or other comparable accommodation at no additional cost to the resident.
6.2. Extraordinary circumstances include, but are not limited to, pandemics, water damage, accidents, fire, strikes, natural disasters, interruptions to the energy supply, water or sewage disruptions, interruptions to heating services, internet outages, maintenance work on water and sewage systems, and similar events. Extraordinary circumstances caused by suppliers of Waterfront Cabins shall also release Waterfront Cabins from liability.
7. Keys
7.1. Waterfront Cabins operates a keyless access system using mobile keys. This solution is available for both Android and iPhone devices. The app is called Waterfront Cabins and can be downloaded from the relevant app store.
7.2. Information about your studio can be found in the Waterfront Cabins app.
7.3. One mobile key is included for the person registered for the stay. Additional mobile keys are available at an extra charge.
8. The Studio
8.1. The resident is responsible for the studio and must comply with all house rules and instructions.
8.2. Faults and damage must be reported immediately and in writing to Waterfront Cabins. The resident is responsible for any damage caused to the studio, including furnishings and equipment. Failure to report faults that result in additional costs may make the resident liable for such costs.
8.3. The resident is responsible for maintaining insurance coverage that includes accidental damage to the studio.
8.4. The resident is responsible for downloading and activating any required applications.
8.5. Pets may be permitted subject to prior agreement and availability. Waterfront Cabins reserves the right to allocate a specific studio for stays involving pets.
8.6. Smoking is not permitted in the studio or in any common areas. Smoking is only permitted in designated outdoor smoking areas provided by Waterfront Cabins.
8.7. Smoking, tampering with, or removing smoke detectors will result in a charge of no less than SEK 5,000 for cleaning or replacement of bedding, curtains, and similar items, in addition to any costs resulting from false fire alarms.
8.8. Normal electricity consumption is included in the accommodation fee. Consumption exceeding normal usage may be charged separately.
8.9. When leaving the studio, the resident must ensure that doors are locked, windows are closed, and electrical appliances and water taps are switched off.
8.10. The area is under development, and disturbances may occur.
9. Personal Belongings and Valuables
9.1. Waterfront Cabins accepts no responsibility for personal belongings or valuables left in the studio or in common areas.
10. Right of Access
10.1. Waterfront Cabins reserves the right to access the studio for inspection and maintenance purposes, and where a public authority suspects criminal or unauthorized activity. Waterfront Cabins may not always be able to provide prior notice.
11. Partial Invalidity
11.1. If any provision of this agreement becomes wholly or partially invalid due to changes in legislation, regulations, official guidance, authority decisions, or similar circumstances, the remaining provisions shall remain in full force and effect.
12. Temporary Building Permit
12.1. The customer acknowledges that the studios are operated under a temporary building permit.
13. Clarification Before Departure
13.1. During the stay, the customer is expected to maintain the studio and its contents in good condition. This includes wall and floor surfaces, furnishings, equipment referred to in Section 8.3, and routine cleaning tasks such as cleaning shower drains.
13.2. Following departure, Waterfront Cabins will carry out a restoration of the studio, for which a fee has already been paid in accordance with the agreement. Before departure, the resident is expected to complete the preparations described in Waterfront Cabins’ checklist “Preparations for Departure.”
